The lack of full awareness of the importance of educational building maintenance operations generally affects the educational process. It is necessary to raise awareness of the need to maintain educational buildings by carrying out continuous maintenance, but the problem is not limited to the lack of awareness of the importance of maintenance only, but the problem lies largely in the high costs of maintenance operations, especially with the increasing need for schools that are established annually, which constitutes a financial burden on the state budget. Hence, the research presents the value engineering method and how to apply it. The goal of applying the value engineering method is to achieve the purpose of the project by optimally exploiting the available resources, as it aims to reduce the cost while maintaining quality and performance and achieving the required balance by following the steps of the value engineering method, which are: 1- Selecting the work team 2- Value engineering work plan. The research presents an applied study of the value engineering method on some maintenance work items for a school affiliated with the Educational Buildings Authority to reach results of proposing alternatives that perform the same function while reducing the cost and maintaining the quality of each item studied. عدم الإدراك الكامل لأهمية عمليات صيانة المباني التعليمية يؤثر بشكل عام على العملية التعليمية ، فمن الواجب التوعية بضرورة الحفاظ على المباني التعليمية بعمل صيانة مستمرة لها ولكن لم تقتصر المشكلة على عدم الإدراك لاهمية الصيانة فقط ولكن تكمن المشكلة بصورة كبيرة في أرتفاع تكاليف عمليات الصيانة وخصوصا مع الاحتياج المتزايد من المدارس التى تقام سنويا مما يشكل عبىء مادي على ميزانية الدولة ، ومن هنا يعرض البحث اسلوب الهندسة القيمية وكيفية تطبيقه.والهدف من تطبيق منهج الهندسة القيمية هو تحقيق الغرض من المشروع وذلك بالاستغلال الأمثل للموارد المتاحة حيث تهدف إلى تقليل التكلفة مع الحفاظ على الجودة والاداء وتحقيق التوازن المطلوب من خلال اتباع لخطوات منهج الهندسة القيمية وهي:1-اختيار فريق العمل2-خطة عمل الهندسة القيمية. ويعرض البحث دراسة تطبيقية لمنهج الهندسة القيمية على بعض بنود اعمال صيانة لمدرسة تابعة لهيئة الابنية التعليمية للوصول لنتائج اقتراح بدائل تؤدي نفس الوظيفة مع خفض في التكلفة والحفاظ على الجودة لكل بند تم دراسته.
